Vilkår for bobil og campingvogn Østre Æra

1. Partene Denne avtalen inngås mellom Oslo Fallskjermklubb (heretter kalt "Utleier") og innehaveren av campingplassen (heretter kalt "Leietaker").
   
   
2. Avtalens omfang Avtalen regulerer bruken av tildelt campingplass og fastsetter vilkår og regler for oppholdet.
   
   
3. Leieperiode Avtalen gjelder for én sesong og fornyes automatisk ved betaling av årlig campingavgift, med mindre skriftlig oppsigelse foreligger. Avtalen anses som gyldig når betaling er registrert.
   
   
4. Leie og betaling Leietaker betaler en årlig campingavgift fastsatt av Utleier. For 2025 er avgiften satt til kr 3000,- per vogn, og inkluderer strøm. Betaling skal skje innen 15. april hvert år. Ved manglende betaling kan Utleier si opp avtalen, fjerne eller destruere vognen og beholde depositumet.

5. Plassering av campingvogn
   A. Fast plass Campingvognen skal plasseres på den tildelte plassen i samsvar med campingplassens regler. Minimumsavstand mellom enheter skal være minst 4 meter, inkludert spikertelt, fortelt og platting. Dersom denne regelen brytes, må eier av vognen/bilen rydde opp i dette.
   
   B. Midlertidig plass De som trenger midlertidig plass skal melde seg til resepsjonen for tildeling av en plass. Dette gjelder alle som skal ha plass for deler av sesongen, de som har betalt for full sesong men flytter vogn/bobil regelmessig skal henvende seg til resepsjonen hver gang for ny plass.
    
6. Depositum For fast plass en hel sesong skal det betales et depositum på kr 3000,- per vogn/bobil. Dette innbetales én gang og tilbakebetales ved fjerning av vognen.
   
   

7. Vedlikehold og orden Leietaker er ansvarlig for at området rundt campingvognen holdes ryddig og vedlikeholdt. Ved manglende ryddighet vil leietaker varsles og gis rimelig tid til å rydde opp. Blir dette ikke gjort, kan Utleier belaste leietaker med et gebyr på kr 2000,- for innleid rydding. Ved fortsatt manglende betalingsevne vil leietaker bli bedt om å fjerne vognen, eller Utleier kan benytte vognen etter eget skjønn, inkludert destruering.
   
   
8. Elektrisitet Leietaker forplikter seg til å bruke godkjente strømkabler beregnet for utendørs bruk (minimum IP44-godkjenning). Skjøting av kabler skal holdes til et minimum. Kabler må fjernes ved sesongslutt, og alle kabler som ikke er i tilfredsstillende stand, vil uten forvarsel bli koblet fra og kastet.
   
   
9. Sikkerhet Alle campingvogner skal være utstyrt med fungerende røykvarsler og brannslukningsapparat. Batteriet i røykvarsleren skal byttes hver sesong.
   
   
10. Endringer og bygging Enhver oppføring av spikertelt, platting eller andre installasjoner skal godkjennes av Utleier og kommunen. Uautoriserte byggverk kan kreves fjernet for leietakers regning. Campingenhetens totale areal (vogn, telt/spikertelt/platting, inngjerdet område) skal ikke overstige 75 kvadratmeter, og høyden på enheten skal ikke overstige 3,5 meter.
    
    
11. Oppsigelse og fjerning Ved oppsigelse av avtalen forplikter leietaker seg til å fjerne campingvognen innen angitt frist. Hvis dette ikke skjer, kan Utleier fjerne enheten for leietakers regning. Verandaer kan overføres til ny eier, men hvis dette ikke er ønsket, har den opprinnelige eieren 14 dager på seg til å demontere.
    
    
12. Identifikasjon og merking Alle campingvogner, busser og biler med fast plass skal merkes godt synlig med navneskilt og vognnummer på inngangsdør.
    
    
13. Generelle bestemmelser Brudd på campingplassens regler kan føre til oppsigelse av avtalen. Utleier har rett til å ta beslutninger angående drift, vedlikehold og strukturering av campingplassen, inkludert plassering, flytting eller fjerning av vogner, spikertelt og plattinger. All bygging skal konsulteres med daglig leder, og spikertelt skal søkes kommunen. Byggverk satt opp uten tillatelse må rives for leietakers regning.

Terms and Conditions for Motorhome and Caravan – Østre Æra

1. Parties
   This agreement is entered into between Oslo Fallskjermklubb (hereinafter referred to as the "Lessor") and the campsite occupant (hereinafter referred to as the "Lessee").
   
   
2. Scope of the Agreement
   The agreement governs the use of an allocated campsite and establishes the terms and rules for the stay.
   
   
3. Rental Period
   The agreement is valid for one season and is automatically renewed upon payment of the annual camping fee, unless there is a written termination. The agreement is considered valid once payment has been registered.
   
   
4. Rental Fee and Payment
   The Lessee shall pay an annual camping fee set by the Lessor. For 2025, the fee is set at NOK 3,000 per caravan, which includes electricity. Payment must be made by April 15 each year. In the event of non-payment, the Lessor may terminate the agreement, remove or destroy the caravan, and retain the deposit.
   
   A deposit of NOK 3,000 per caravan/motorhome must be paid for a full season. This is paid once and will be refunded upon the removal of the caravan.
   
   

5. Placement of Caravan
   A. Permanent Placement
   The caravan must be placed in the allocated spot in accordance with the campsite’s rules. There must be a minimum distance of 4 meters between units, including any spiked tents, awnings, and platforms. If this rule is violated, the owner of the caravan/motorhome must rectify the situation.

   B. Temporary Placement
   Those in need of a temporary spot must report to reception to be assigned a space. This applies to all who require a spot for part of the season. Those who have paid for the full season but move their caravan/motorhome regularly must contact reception each time for a new spot.
   
   

6. Deposit
   For a permanent spot for a full season, a deposit of NOK 3,000 per caravan/motorhome must be paid. This is only paid once and will be refunded upon the removal of the caravan.
   
   

7. Maintenance and Order
   The Lessee is responsible for keeping the area around the caravan tidy and maintained. If tidiness is not upheld, the Lessee will be notified and given reasonable time to address the issue. If this is not done, the Lessor may charge the Lessee a fee of NOK 2,000 for hired cleaning. Continued failure to comply may result in the Lessee being asked to remove their caravan, or the Lessor may take possession of the caravan at their own discretion, including its destruction.
   
   

8. Electricity
   The Lessee commits to using approved electrical cables intended for outdoor use (minimum IP44 approval). Cable connections should be minimized. Cables must be removed at the end of the season, and any cables deemed unsatisfactory will be disconnected and discarded without warning.
   
   
9. Safety
   All caravans must be equipped with functioning smoke detectors and fire extinguishers. The batteries in smoke detectors must be replaced each season.
   
   
10. Modifications and Construction
    Any installation of spiked tents, platforms, or other constructions must be approved by the Lessor and the municipality. Unauthorized constructions may be required to be removed at the Lessee’s expense. The total area of camping units (caravan, tent/spiked tent/platform, fenced area) must not exceed 75 square meters, and the height of the unit must not exceed 3.5 meters.
    
    
11. Termination and Removal
    In the event of termination of the agreement, the Lessee is obligated to remove the caravan by the specified deadline. If this is not done, the Lessor may remove the unit at the Lessee's expense. Verandas may be transferred to new owners but, if this is not desired, the original owner has 14 days to dismantle them.
    
    
12. Identification and Marking
    All caravans, motorhomes, and vehicles with a permanent spot must be visibly marked with a nameplate and caravan number on the entrance door.
    
    
13. General Provisions
    Violation of the campsite’s rules may lead to termination of the agreement. The Lessor has the right to make decisions regarding the operation, maintenance, and organization of the campsite, including the placement, relocation, or removal of caravans, spiked tents, and platforms. All construction must be discussed with the general manager, and spiked tents must be applied for through the municipality. Unauthorized buildings must be dismantled at the Lessee’s expense.
